Where does the cashback come from?

Real estate agents in Spain usually split the sales commission between the seller’s and buyer’s agents.
That’s typically 2–3% of the property value.
Instead of keeping it all, we give 1% of that back to you.
Example:
If you buy a €500,000 property →
Typical total commission: €10,000–€15,000 →
Your cashback: €5,000!

Can i use housecashback when i already have a realtor?

No. housecashback acts as your buyer's agent, receiving the seller's commission and sharing it with you. If you are already under contract with another agent, you would need to work exclusively with them.

Is my cashback treaded as taxable income?

In most cases, cash back from a buyer's agent rebate is treated as a reduction of your home's purchase price, not taxable income. Tax rules can vary, so it's best to consult a tax professional for your specific situation.

A 1% cashback on the property purchase price will be deducted from the total purchase amount.

This cashback can only be applied if HouseCashback or its partners receive their full purchase commission of at least 2% + VAT.

The buyer’s agent must always retain a minimum of 1% + VAT.

If the commission is lower, the cashback will be reduced proportionally.
